Listed my HVAC company 4 months ago with a broker who came highly recommended. Turns out he's got like 30 active listings and I'm pretty sure mine is at the bottom of his pile. Takes days to return calls, and when he does it's like he's reading from a script. Anybody else dealt with this? How do you light a fire under someone who clearly doesn't need your commission?
Dealing with a broker who has too many active listings to care
30 listings? That's not a broker, that's a factory. I'd be checking my listing agreement for an out clause.
Been there. Honestly the only thing that worked for me was scheduling a face-to-face and asking point blank what his plan was for MY business specifically. He stammered for five minutes. I switched brokers a month later.
Asking point blank is underrated. Most of these guys cunt on you not wanting to be 'that seller.'
Depends on price point too. If you're under $1M he may just be using you as filler inventory while he chase the big fish. Not saying it's right, just saying it's how a lot of them operate.
We're right around $1.4M revenue so not huge, not tiny either. @VelvetHammer that's kinda what I suspected. @MapleBiscuit77 how did the switch go? Any pushback on the tail period?
Tail was 12 months, which stung. But I negotiated it down to 6 and he kept the right to a commission only if one of HIS buyers closed. New guy had us under LOI in 9 weeks.
Came here to say the same thing everyone else is saying but slower. Also, have you actually read your listing agreement? Half the guys who post this complaint are locked into a 12-month exclusive with no termination clause. Read it, then come back.
Yeah I read it. 9 month exclusive, 30 day termination with written notice. So I do have an out, just didn't want to burn the relationship if there's a better move.
There's no relationship to preserve. He has 30 listings. You're not burning anything, you're just freeing up his time.
This. Send the 30-day notice and watch how fast he surdenly has time for a call.
